Not active listings — properties that have already sold. That's where real market value is established. Everything else is wishful thinking.

Layout, lot, location within the neighbourhood. These drive long-term value more than finishes ever will. Finishes are noise.

Underpriced to create competition. Sitting because buyers don't understand it. Or just wrong. I tell you which one it is.

Overbidding, ignoring, hesitating — all of it leaves clues. Most people follow that behavior. I analyze it.
